Blake: Hi, this is Blake with Happy Buy Homes, and today I wanted to talk about selling your house as an owner. First, you need to figure out what your house is even worth. There are several different ways you could go about that, but really the most common would be to do a comparative market analysis. So you would have to hire a professional appraiser. They would come out and take a look at your property, figure out the condition of your home versus the condition of the other homes in the area that were sold, and actually give you a real number of what your house is probably worth in the market. Now that costs money.

The second thing you would need to do is figure out how much you owe on your house before the mortgage is paid off. You need to talk to your lender to figure out how much you owe. Or maybe you have liens or judgments from the city or the state or whatever else may be on your house, where you’re not able to sell it just because you still owe those payments. So in order to sell your home, you have to pay those first. Then you would obviously take however much you sold it for and then subtract that, and that would give you what you actually are going to get in terms of equity out of your home once you sell it.

And then third, what are you even going to do? How are you going to sell this home? You may have to pay a bunch of websites to put your house up online. You may have to hire a photographer to come out and take photos of your home. You may have to put in some money into your home because maybe your tastes aren’t actually the taste of what most people have in their home, and you need to put some money into your home, whether it’s painting, landscaping, repair work before you could even sell it.
